Laundromat Deal Screener

Screens the deal before you sign — and refuses to invent a number it lacks.

The situation

A laundromat is for sale, the broker's numbers look fine, and this is the first one you have ever bought. You are about to sign for money you borrowed.

What actually happens

  1. You put in what the seller gave you — the asking price, the takings, the lease, the machines.
  2. It screens the deal against what those numbers should look like.
  3. It tells you which parts do not hold up, and which numbers you have not been given.
  4. You go back to the broker with the missing ones.

Where it stops

If it has not been given real comparable sales, it turns the valuation down rather than estimating one. That refusal is written into its rules as a condition, not a preference.
