Listing Stall Diagnostician

Why it hasn’t sold, whether price is really it, and when it can’t tell.

The situation

A listing has sat six weeks and nobody will say why. The seller meeting is this week, and everyone in the room is about to decide the answer is price. Sometimes it is. Often it is the thing nobody looked at.

What actually happens

  1. You give it four things: the listing, what it has done since it went live, the comparable sales, and what has changed.
  2. It walks the path a buyer takes and finds the step where buyers are dropping out.
  3. It names the one cause the evidence supports — or says it cannot tell, and what is missing.
  4. You take that into the seller meeting instead of an assumption.

Where it stops

It names the one cause the evidence supports, and then it stops. Its own page says it does not tell you what to do about it — the recommendation stays yours.
